Lakeway phase 4 office and retail

Situated along the Colorado River Authority and City of Austin trail system, the mixed-use masterplan incorporates 40,000 square feet of commercial office and retail space.

A promenade axis links the greenbelt to the outdoor activity spaces as well as the surface parking and an neighboring commercial retail property. An amphitheater comprised of the promenade steps terminating in a dock which serves as a stage accommodates entertainment events as well as hang-out space. The deck has programmed activities including bocci ball and childrens play.

The design features a trellis organizing the programs of the two buildings in a singular statement. Site contextual features include locally sourced roughback limestone and native landscape planting.

A retail refreshment hut along the trail provides a moment of repose with views of the pond and greenspace.
